Selling a property may seem like a simple task, but it is actually not that simple and is a good idea to get professional help, even if you have gone through this process before. Changes in the requirements and protocols on a sale can be confusing for many and for this reason it is ideal to hire a real estate agency that you can trust to help carry out this process.

But … what does it take to list your property with an agency?

  • Find a real estate agency. To ensure that it is reliable, it is best to make sure that said agency is a member of AMPI (Mexican Association of Real Estate Professionals). By being associated with AMPI, the agency is committed to complying with a code of ethics and certain protocols.
  • Once you choose the agency of your preference, you can choose the agent you prefer or one will be assigned to you. It is important that you feel comfortable with said agent since they will accompany you throughout the sales process.
  • It will be necessary to put together a file with the required documents:
      • For Mexicans:
        • The signed listing contract. Make sure you read the contract very well and ask all your questions and concerns. (In case the property has more than one owner, everyone must sign the contract).
        • Your ID.
        • Most recent proof of address.
        • General information format. This format will be provided by the agent and he will put your personal data such as name, telephone number, email, etc.
        • Documents from the property for sale:
          • Complete copy of the escritura (Mexican trust)
          • Property general information format. It will be provided by the agent.
          • Proof of paid property tax
          • Proof of address.
      • For foreigners:
        • Signed listing contract. Make sure you read the contract very well and ask all your questions and concerns. (In case the property has more than one owner, everyone must sign the contract).
        • Official identification. In this case it is a copy of the passport open on page 1 and 2.
        • Proof of address, from an address other than the listed property.
        • General information format (provided by the agent).
        • Documents of the property to be sold:
          • Complete copy of the trust and last trust payment made
          • Property information format (provided by agent).
          • Proof of paid property tax
          • Most recent utility bill.

Once the contract is sign and file is done, your property will be ready to be put up for sale!
